Description
Windham Modern Steel 14 ft. x 12 ft. Pergola with Sail-Shade Canopy
The Backyard Discovery Windham 14 x 12 creates a broad contemporary outdoor area with a white galvanized-steel frame and breathable soft sail-shade canopy. The larger footprint works well for patio dining, lounge furniture, or entertaining while the woven canopy filters direct sunlight without closing off airflow.
Key Features
- 14 x 12 ft. nominal freestanding footprint with approximately 168 sq. ft. of coverage
- 100% powder-coated galvanized-steel construction with a white finish
- UV-protected breathable woven sail-shade canopy
- Canopy design promotes airflow and helps prevent water accumulation
- Pro-Tect™ tested for winds up to 100 mph when anchored as directed
- PowerPort™ with 3 electrical outlets and 3 USB ports
- Heavy-duty anchoring plates concealed within the posts
- 5-year limited manufacturer warranty
Soft Shade & Outdoor Comfort
The fabric canopy is designed to filter sunlight while remaining breathable. Air can pass through the woven material, and the design helps reduce water pooling. It should not be treated as a rigid waterproof roof; follow the current manufacturer guidance for canopy care and severe weather.
Steel Construction & Power
The frame is manufactured from powder-coated galvanized steel for structural strength and improved resistance to rust and corrosion. Backyard Discovery’s Pro-Tect™ testing rates this model for winds up to 100 mph when correctly assembled and anchored.
The included PowerPort™ provides three standard electrical outlets and three USB ports for compatible outdoor lighting, speakers, charging, and other accessories. An external power source is required and is not included.
Assembly & Site Planning
Components arrive pre-fabricated, pre-drilled, and powder coated, with BILT® guided assembly support. Install the pergola on a suitable level surface and confirm anchoring, canopy setup, clearances, permits, local building requirements, and HOA rules before assembly.

Frequently Asked Questions
Are the listed dimensions the usable space between the posts?
Not necessarily. Post spacing, roof overhang, foundation points, and usable interior area can differ from the overall dimensions. Verify the dimension diagram and manual for this exact model.
Does this structure need to be anchored?
Yes. It must be assembled and anchored according to the exact model instructions. Any published performance rating depends on correct installation and the required foundation and anchors.
Can it be installed on an existing patio or deck?
Only if that surface and its supporting structure are suitable for the loads and approved anchoring method. Concrete thickness, reinforcement, edge distance, deck framing, condition, and local code may matter.
Where can I compare planning considerations?
Start with the Outdoor Structure Planning Center, then follow the current manual for this exact product.
